Sixth Storey Added To Proposed South Guelph Apartment Building

A proposed apartment building in the south end of Guelph just got taller.

According to a revised application filed with the City of Guelph, developer Reid’s Heritage Homes is looking to construct a six-storey, 93-unit apartment building at 98 Farley Dr., immediately north of the Zehrs plaza at Gordon and Clair.

Under the original application, the subject of a public meeting at city hall in March, Reid’s had been looking to construct a five-storey, 92-unit building.

However, the original building’s height was too much for some nearby residents who came out to that meeting.

“This huge apartment building … is not at all suited in our neighbourhood. This building’s size is twice the height of the Zehrs, and 100 feet wider,” delegate Celine Akram said at the time.

The reasoning behind the changes, according to the notice posted on the city’s website, is to better fit in with the land’s zoning regulations.

“The building is proposed to be shorter in length but a floor higher, which allows the proposal to meet zoning regulations for parking and provide more common amenity area on site,” the notice reads.

Along with getting the land rezoned for residential from its current specialized community shopping centre designation, the developer is looking for a number of zoning amendments, including a higher maximum density (105 units per hectare, up from 100), smaller minimum side yard (5.5 metres to the northern lot line, down from 7.5), a smaller common amenity area (1,530 square metres, down from 2,060) and allowing a portion of the common amenity area to be in the front yard on Gordon Street.

While the common amenity area is smaller than what is required under the zoning for the land, it is larger than the 940 square metres that was proposed in the original application.

The notice adds that the original application had been tentatively scheduled for a decision at council’s next meeting on Sept. 10. However, that date has not yet been confirmed.
