Large Housing, Retail Development OKed For Northeast Waterloo

Waterloo city council has given the go-ahead to a development that has the potential to significantly change the northeast corner of the city.

At Monday night’s meeting, council approved a number of rezoning requests for the property at 255 Northfield Dr. E., at the corner of Northfield Drive and Bridge Street, allowing for the construction of multiple multi-residential buildings to be built.

Using a phased approach, the developer, Urban Legend Developments, will eventually construct three six-storey residential buildings totalling 265 units. The development will also include street level retail along Bridge Street, including the potential for a restaurant.

While the rezoning requests were approved unanimously by council, the project faced some opposition from neighbours when it first came to council at an informal meeting about a year ago.

Residents, specifically those who live to the east of the development, were concerned about a number of issues, including traffic. Coun. Diane Freeman said the developer worked well with residents to quell any concerns and make appropriate changes to limit the impact on the surrounding community.

“And as you can see, there’s nobody here tonight,” said Freeman of the neighbourhood opposition. “This application is a lot closer to what people believed they moved into some time ago.

She added the removal of the proposed grocery store space was an improvement in the overall development.

Jennifer Vos of Urban Legend said the company plans on creating a sales centre this August, with servicing of the site to start this fall. She is hoping that construction of buildings A and B, containing 29 and 92 units ,respectively, will start this spring. Construction of building C, with 104 units, will begin in the fall of 2019.
