One Developer Moves Out, Another Moves In

Ali Soufan has waited 10 years to go home.

The president of York Developments is clearing ground on London’s newest “boutique subdivision,” a stone’s throw from where he grew up.

“This is a sweet spot for us,” Soufan said of the build at 185 and 199 Commissioners Rd. E.

“It’s an infill development with all the attributes of an old neighbourhood but the opportunity to build new. It satisfies a demand.”

Soufan grew up in the Cowan Avenue area, off Huntingdon Drive, just east of the Highland Green Estates he’s building.

“It is really unique. Its location backs on to Highland (Country Club) and it’s a few minutes drive downtown and to Wortley Village.”

Soufan first envisioned a small upscale community on the site more than 10 years ago and approached Jim Pinchin, also a developer in the region, to sell 2.8 hectares he owned.

Pinchin agreed with the provision he could live there for 10 more years.

His time is up and York is clearing the ground and installing services for more than two dozen homes at Highland Green Estates, just north and west of Highland Country Club.

York also bought an adjacent parcel of less than half a hectare to add to the development that was approved by the city in 2007.

“The area has matured. The city has also done a lot of work on Commissioners Road,” Soufan said.

He expects construction to begin in the new year, with the first homes hitting the market in the spring. His goal is to have the subdivision built by 2020.

The lots will be large (36 metres by 19 metres) and the homes will range from 204 square metres to 370 sq. m. They will sell for $850,000 to $1.4 million.

“We are attracting sophisticated buyers,” Soufan said.

York wants divide one of the 26 existing lots in the subdivision plan, bringing the total to 27.

City council’s planning and environment committee will consider the company’s application at a meeting Monday.
