Developer Eyes Downtown Incentives Worth Millions

Plans for hundreds of residential units and commercial space on King Street East may hinge on whether the developer qualifies for millions in incentives provided to other builders in the core.

 

And Coun. Frank Etherington, who represents that part of the city, supports the call by Fusion Homes to include its property in the zone where fees are waived by the city and region in a bid to attract new development.

 

New Vision for Waterloo's Northdale Neighbourhood Endorsed

Residents have a new vision for a troubled student neighbourhood. Now they have to figure out how to make it happen by 2029.

 

The neighbourhood is called Northdale, north of Wilfrid Laurier University. The new vision, drafted by a civic committee and endorsed Monday, calls for more people, more and better buildings and green space.

 

“Everybody’s really excited about the picture that has been painted,” said Chris Peace, chair of the council-appointed committee that’s leading the neighbourhood review.

 

Height of Future Downtown Hot Topic at Guelph Council Meeting

The height of downtown Guelph’s future was a hot topic at Monday night’s city council meeting.

 

More than a dozen delegations spoke about the proposed Downtown Guelph Secondary Plan, with a staff recommendation to abandon a six-storey height limit — and allow buildings up to 18 storeys in certain locations — garnering the most interest.

 

The provincial Growth Plan for the Greater Golden Horseshoe suggests the city’s downtown should grow by approximately 6,000 residents — and 3,000 units — by 2031.

 

More American Standard Condos Get Green Light After Sewage Capacity Reallocation

More condominium units can start construction sooner in the former American Standard factory in Hespeler.

 

Waterloo developer Shawky Fahel already had a sewage treatment allocation for 125 of the 200 apartments approved in the former factory at 19 Guelph Ave. The remaining 75 in the Riverbank Lofts were on hold until expansion of the Hespeler waste water treatment plant in 2016.

There’s the idea of urban intensification and there’s the reality of urban intensification. The difference between the two is clearly illustrated in a proposed luxury condominium project near the Speed River along Gordon Street.

Market-affordable Condo Project Pitched for Downtown [Guelph]

Living in a city’s downtown core should be within everyone’s reach, says development consultant John Farley.

 

It’s why he’s involved with pitching a market-affordable condominium project for Guelph’s downtown. A site plan is in the city’s hands for a six-storey residential building on 3-7 Gordon St., right across from Guelph’s Farmers’ Market, with 57 units featuring studio, one-bedroom, one-bedroom plus den and two-bedroom homes.

 

“Affordable home ownership is a large market that is untapped,” said Farley, who consults with Creating Homes.

144 Park: Almost Sold Out; Construction Imminent

It's the double-whammy piece of news everyone in the new home industry likes to hear: the project is nearly sold out; and construction is imminent.

 

That's the case at 144 Park, which is being developed by Mady Development Corporation. Sales are nosing past 90 percent and, though we've not ascertained when, exactly, ground will be broken, someone close to the project tells us it's happening soon.

 

Condominium Owners Seek Tax Break

Condominium owners want a break on their taxes because they don’t get the same public services as the owners of single family homes.

 

“Condo owners are not asking for special treatment, just fair treatment,” said Al Siaroff, from Burlington. The director of the Golden Horseshoe Chapter of the Canadian Condominium institute spoke to Cambridge city council recently.
